Access Statement for Great Ashley Farm Cottage

Introduction

Our self catering cottage is a detached barn conversion built in approximately 1800 with access to the front a side of property.  We have tried to provide as mush information as possible in this statement, if you have any queries please call.  We look forward to welcoming you.

Pre- Arrival

  • We have a website and are also listed on Visitbath, Farmstay UK, Visitwiltshire and Wiltshire Farmstay
  • Bookings/Enquiries can be made via email or telephone.
  • The nearest bus stop is in the village of Winsley which is a 20 minutes walk from the property.
  • The nearest rail station is in the town of Bradford-on-Avon which is 1.9 miles away, there are taxis at the station and the no. X4 bus travels from the town centre to the village of Winsley.
  • Guests are welcome to arrange for their shopping to be delivered direct to the premises.
  • The Premises Operates A Non Smoking Policy.

Arrival and Car Parking Facilites

  • A key is left for guests arrival and details are sent of this once the final balance has been paid along with a map and directions.
  • The cottage is located at the end of a gravel drive with parking at the front.  There is parking for several cars.
  • The entrance at the front is gravelled with four patio slabs leading to the front door.  There is a lip of 3.5cm deep from the gravel to the patio slabs.  The slabs measure 250cm x 250cm.
  • The front door is hinged on the right hand side and is 82 cm wide. There is a weather board of 5cm across the length of the threshold of the door.
  • To the side of the of the premises is a small patio area measuring 363.33 cm x 231.14cm with a lip of 3.5cm leading on to the gravelled drive

Entrance Leading to Kitchen/Diner

  • The front door leads directly into the kitchen/Diner.
  • Worktop height 93cm and depth of 60cm.
  • Fitted Single Oven with door opening down, height of lowest shelf is 38cm. There is an overhead convector fan.
  • Single Drainer Sink is 93cm high with mixer tap.
  • Hob height is 93cm
  • Fitted integral dishwasher with door opening down, height of lowest shelf is 25cm.
  • Oval shaped table provided with legs on each corner 63cm to the lowest point (underspace), 134cm long and 79cm high.
  • There are four wooden farmhouse style chairs 45cm high.
  • Flooring is ceramic tiles.The kitchen area is lit with spotlights and the dining area has a picture light.Good contrast between floor, cupboards and other surfacesKettle has measure to highlight when vessel nearly full.
  • Microwave oven 650 watts.
  • There is a DVD/radio/cassette player.

Lounge

  • Lounge is accessed from the kitchen through a door (width 76cm)
  • Flooring is short piled carpet fitted from the kitchen entrance with a tiled strip of ceramic tiles of 33cm in depth in front of the French Doors  (width 136cm) leading to patio.
  • There are two moveable sofa’s and a moveable occasional table.
  • TV is provided with a remote control and digibox

Utility Area and First Floor

  • There is no separate laundry but leading from the Kitchen area through a fire check door (Width 68cm) is a utility area and stairs leading to the first floor.
  • Larder fridge / freezer available, highest shelf in fridge 60cm and lowest shelf in freezer 97cm.
  • Front loading standard size washing machine available.
  • Ironing board with varying heights and steam iron.
  • First floor is reached via a staircase of 9 steps 20cm high x 24 cm deep x 82cm wide with landing 84cm x 102cm and 2 further steps 20cm high x 24 cm deep x 73cm wide to the right hand side leading to a landing 122cm wide x 200cm long.
  • From the landing there  is a corridor to the left hand side (85cm x 236 cm long) leading to a double bedroom - door width 66cm and a corridor to the right hand side (99cm x 60cm) leading to a twin bedded room.
  • Large velux window

Bathroom

  • Door width 74cm wide which contains a bar lock inside for privacy.
  • Shared with all upstairs rooms.
  • Bath with flexible shower over.
  • Bath Height is 58.5 cm.
  • Available space free of door is 162cm x 168cm.
  • The floor is laid to linoleum.
  • Good colour contract between floors walls and furniture.
  • There is a large velux window.
  • Toilet Height 40cm.
  • Sink Height 79cm.

Double bedroom

  • Bed height 62 cm, 4’6 bed space each side of bed 45cm left hand side & 53 cm right hand side.
  • Limited free space 80 cm bed end to wall with small shelf of 90cm in length, 20 cm deep and 102 height from the floor.
  • Door width 66cm

Twin Bedroom

  • Twin 3ft beds (moveable)
  • Bed height 53 cm.
  • Total space possible between beds (where beds are on opposite walls) is 62cm.
  • Free space clear of doors or furniture is 94 cm.
  • Door width 74cm.
  • Window 85cm wide opening out from the bottom

Ground and Gardens

  • The cottage is located at the end of a gravel drive with parking at the front.  There is parking for several cars.
  • The grounds are gravelled with four patio slabs leading to the front door.
  • To the side of the premises is a small patio area with picnic bench and bar-b-cue.
  • There is a washing line with pegs and behind is a tall wooden close board gate leading to the equestrian yard.  This is marked private for safety reasons.

Additional Information

  • Information folder is produced in varying font sizes from 7 - 18 pitch (can be increased on request).
  • Light switches and power points at a sensible height to reach from sitting and standing position.
